Comments on Permit Application No. 2005080979 (Building No. 8)
1. Provide product approval number for exterior doors and garage doors. FYI: Complete product approval packets, for components and cladding, must be available, at the job site, at the time of inspection.
2. Provide details of guardrails, at balconies, that meet the requirements of FBC 1015.
3. Provide roofing application instructions per FBC 1507.4.1.2.
4. Provide a bottom plate, at landing support walls, in stair section details 1 & 2 (unit B), section detail 1 (unit C) and section detail 2 (unit C2).
5. Clarify roof sheathing thickness. (Drawing A3.1 references 5/8" while S-5 references ½")
6. Provide fire blocking, at ceiling level, for furred walls and between stair stringers, at the top and bottom of each run and in other concealed spaces as required by FBC sections 705.3 and 2305.
7. Provide signs or stencils, which read, "FIRE AND SMOKE BARRIER PROTECT ALL OPENINGS" on all walls of rated construction and draftstop partitions, above decorative ceilings, in attic spaces and in other concealed spaces, per FBC704.2.1.4.
8. Provide electrical disconnect(s) for condensing unit and water heater, unless within sight and 50' of originating panel.
9. Provide GFCI protection for receptacle outlet(s) at Great Room side of bar, typical for all units.
10. Provide switched lighting inside attic access.
11. Provide listed lighting fixtures in damp or wet locations.
12. Clarify water heater location(s), shown on sheet M-7 (detail) inside the AHU closet, shown on architectural and plumbing sheets in the garage and electrical sheets show connections in both locations.
13. Provide (3) copies of revised energy calculations, which are specific to each typical unit. The following items were noted, revise accordingly:
a. The packets submitted do not reference the correct "Climate Zone (North), "Permitting Office" (Palm Coast) and Jurisdiction Number (281400).
b. All of the exterior walls were noted as frame walls when some are masonry.
c. The units over the garage do not take into account the unconditioned space at the floor level. No insulation is shown on the architectural drawings.
d. The first floor units that have second floor unit over them list an attic of R30, however some of the architectural plans only show R19 insulation here.
e. The floor areas square footages listed do not match the floor plans.
14. Locations of condensing units, HP-A, & HP-C shown on M5 & E5 are interchanged, (Unit C2 only).
15. Provide signs or stencils, which read, "DRYER SHALL BE CAPABLE OF EXHAUSTING THROUGH 60 EQUIVALENT FT." on all walls or dryer outlets.
16. Dwg. sheets M1 & M2:
a. Plan key note numbers are missing on plans for both Units.
b. Unit designation does not match with architectural drawings. (Unit C or C1).
c. Transfer grilles are not shown (M1 only).
d. Clarify plan note 9, is it 50 or 60 equivalent ft for dryer vent?
e. Coordinate dwg. sheet references on plan key notes to match referenced dwg. sheet.
17. Dwg. sheet M3 & M4:
a. Same comment as 16c & 16d.
18. Dwg. sheet M5:
a. Same comment as 16d.
b. Refer to comment 14.
19. Dwg. sheet M6:
a. HVAC sheet note does not match with plan.
20. Dwg. sheet P2:
a. Water supply to ice maker for unit C1 does not match with riser diagram W3/P9.
b. Coordinate with architecture for unit designation. C or C1?
21. Dwg. sheet P4:
a. Plan key note 6, CW supply pipe size (1") does not match with riser diagram (3/4").
22. Revise cover sheet to match index of drawings with drawing sheets title. Some sheets are missing like AS-1 & S-7.
