The drawings contain two interior bearing wall details, one on A7 and one on S1. They are different clarify if both are to be used and if so denote locations on plan. (Load bearing detail with no step-down on sheet A7 indicates anchor bolt spacing of 18" while the foundation plan indicates 21" anchor bolt spacing. Clarify what is required.) 2. Provide sizes of all Beams on a signed and sealed drawing. 3. Provide connectors for all beams on a signed and sealed drawing. 4. The 2nd floor plan has section marks that appear to be incorrect. Please revised and/or provide details. (Plan detail marks 5/A-2 & 6/A-2) 5. The floor plan indicates that all lintels will be 8F24-1B/1T however this will not work at all locations based on the elevations. Also the plan indicates some lintels such as L16, L11 but it the lintel schedule on S2 has several options for these. Please clearly indicate specific lintel types/sizes/reinforcing to be used all masonry openings. (There is not 24" between top of window and bond beam elevation)

Provide a wall section showing how floor joists and 2nd floor framing is attached when floor joist is perpendicular to exterior wall. 7. Show floor framing members on framing plan for exterior floor structure. 8. The 2nd floor plan has section marks that appear to be incorrect. Please revised and/or provide details. 9. Revise detail 8 on A2 to show the support below (beam or wall) and how floor joists are connected to it. Preferably a beam since the wall section shows the floor joist to wall already. 10. Provide size of beam for 2nd floor balcony area that will support balcony roof. 11. Provide information for 2nd floor balcony posts. Include connection at base and at top. 12. Clarify stud sizes to be used for 2nd floor exterior wall. The section indicates 2x4 however the plan appears to show various widths. 13. Clarify bearing of floor framing members F06 & F07 at beam 5 since these members are higher than the beam. Will there be a bearing wall here? Clarify how uplift from upper roof is continuous to foundation. 14. The code references regarding amendments are incorrect. Please correct. 15. Indicate how attic access will be constructed to comply with FRC Section R309.2. 19. Provide detail as to how mechanical unit and ductwork will be constructed to comply with FRC Section 309.1.1.
