Old items that have been addressed and need no further information are show as strikethrough; new notes are shown in bold italic. CITY OF PALM COAST o 2 COMMERCE BLVD o PALM COAST, FL 32164 PHONE: 386-986-3780 o FAX: 386-986-3781 1. The drawings contain two interior bearing wall details, one on A8 and one on S1. They are different clarify if both are to be used and if so denote locations on plan. Also, the foundation plan indicates anchor bolt spacing that only matches on of the sections. 2. Provide sizes of all Beams including those identified as beams by builder, on a signed and sealed drawing. 3. Provide connectors for all beams on a signed and sealed drawing. Connectors were identified on the beam schedule however the following issues were found: a. Beam 1 - Connection 2: Schedule calls for "Face mount hanger by truss company" and the drawings call for an HGUS5.50/14 hanger. Clarify what shall be used. b. Beam 2 - Connection1: Schedule calls for a WM Bucket hanger. Provide specific WM hanger to use. In addition this beam has uplift transferred down from roof trusses above and WM hangers do not have much uplift capacity therefore verification is needed that this hanger can accommodate the imposed loads on it. c. Beam 2 - Connection 2: Connection 2: Schedule calls for "Face mount hanger by truss company" and the drawings appear to show this beam sitting on a wood framed bearing wall so therefore a connector will need to be specified. d. Beam 3 - Connection 1: Schedule calls for "Face mount hanger by truss company" and the drawings indicate a WM hanger since no face mount exists therefore update schedule and provide specific WM hanger to be used. e. Beam 3 - Connection 2: Schedule calls for "Face mount hanger by truss company" and the drawings call for an HGUS412 hanger. Clarify what shall be used. f. Beam 4 - Connection 1: Schedule calls for a META18 hanger and it appears this beam supports roof trusses therefore it must be capable of transferring uplift loads. Since the META18 hanger is only capable of low uplifts loads verification is needed that this hanger can accommodate the imposed loads on it g. Beam 4 - Connection 2: Schedule calls for "Face mount hanger by truss company" and the drawings call for an HGUS412 hanger. Clarify what shall be used. h. Beam 5 - Connection 2: This end identifies no connection just 4" of bearing. This beam supports beam 4 that has uplift that needs to be transferred down therefore uplift exists and a connector is required. i. Beam 6 - Connection 1: Schedule calls for a WM Bucket hanger. Provide specific WM hanger to use. j. Beam 6 - Connection 2: Schedule calls for "Face mount hanger by truss company" and the drawings call for an HGUS412 hanger. Clarify what shall be used. k. Beam 8 - Connection 2: Schedule calls for "Face mount hanger by truss company" and the drawings call for an HGUS412 hanger. Clarify what shall be used. 4. Some of the code references are incorrect. Please correct electrical Code, current is NEC 2002. 5. Sheet S3 references Florida Building Code 2002 which is incorrect. 6. T25 calls for a HTT22 Top and Bottom at exterior wall. How are these installed; is there a column here and are these for the top and bottom of the column? Is there an additional connector to be used to connect the truss to the column? In addition this truss appears to be over the doorway so how is load transferred down and around doorway to B2? A detail was submitted 'stacked studs' however this detail does not apply to this project since these trusses bear over door opening. The connector specified will not fit in allocated space and it is not specified how the uplift loads is transferred around the opening; how the base of the sides of openings are connected to Beam 2; how the wall base is attached to Beam 2. 7. T25 calls for an HGT-2 at the rear porch and it is not clear if this rear porch is wood or masonry framed. If wood framed then a beam size is required as well as additional information as to how HGT-2 is attached to the beam. A note was added to the floor plan A3 to provide a double 2x12 header around balcony. However it is still not clear how this is attached to the wood beam. Will an additional connector be used attached to the side of the beam or will the beam be drilled out and threaded rod installed with a washer and nut. Clarify installation and provide additional connectors/washers/nuts etc. Also no information is given as to how this header is connected at the ends; are there columns if so what are they and how are the post bottom connected to wall below? In addition this detail calls for a HTTS22 connector which I cannot find in the Simpson catalog. 8. T28 calls for a HTT22 Top and Bottom at exterior wall. Lintels over entry and lanai are not identified with a lintel mark. 14. Detail 4/A8 needs clarification. It shows a PT ledger board attached to hollow masonry units. Provide specific size of ledger board to be used and verification that Dyna Bolts will be installed into hollow masonry units. 15. Provide connectors to be used to secure floor joists to beams, ledgers and walls. Item not addressed. Please provide information. 16. NEW ITEM Sheet A9 was changed to state connectors "Simpson or Equal or Better" Or Equal language is not acceptable and needs to be removed since all alternate connectors than those specified must be reviewed and approved by the engineer/architect of record. It would be acceptable to list equivalent connectors to be used in lieu of each specific simpson connector specified.
