Windows and Doors east of Belle Terre must be replaced with units that have Florida Product Approval and meet the wind load requirements of 120 mph; if more than 25% of the total glazing area of the house is being replaced then opening protection is required to be provided (impact windows, shutters, etc.). 507.3 Replacement of windows and doors. The replacement of garage doors, exterior doors, skylight, operative and inoperative windows shall be designed and constructed to comply with Chapter 16 of the Florida Building Code, Building. Exceptions: Opening protection exception: For one- and two-family dwellings constructed under codes other than the Florida Building Code and located in wind-borne debris regions, the replacement of garage doors and exterior doors with glazing, sliding glass doors, glass patio doors, skylights, and operable and inoperable windows within any 12-month period shall not be required to have opening protection but shall be designed for wind pressures for enclosed buildings, provided the aggregate area of the glazing in the replaced components does not exceed 25 percent of the aggregate area of the glazed openings in the dwelling or dwelling unit. Another item that must be addressed with window replacements have to do with meeting the emergency escape and rescue openings for bedroom units. The existing building code allows a 5% reduction in the clear opening dimensions. provide plan sketch indicating which windows and doors are to be replaced. provide product approvals for windows, doors and window protection (if used) Spoke with Burt Berman on 11/6 and he stated that he will provide missing information as well as window protection.
