Party Wall. a. This Section indicates an 18" vertical extension above adjacent roof sheathing which does not meet the code requirement of 30" per Florida Building Code Section 705.6. An alternate acceptable method is outlined in Section 705.6 Exception 4. Please revise drawings as required to meet code compliance. b. This Section indicates an 18" extension at the roof overhang areas. If the exception above is to be used then this detail would require a revision showing how area would be constructed to comply with Florida Building Code Section 705.5.2 Exception 3. c. No indication is made as to where the dryer and bathroom is to be exhausted. Refer to Florida Building Code Section 705 for distances required from fire wall in walls and roof. Indicate location on the drawings. d. The elevations do not match the floor plans. Revise to show correctly. e. The elevations do not show the fire wall extending through the garage roof and lanai/family room roof. i. The overhangs cross the property line which is not allowed. ii. The fire wall must meet the requirements of item 1a above. f. Section does not indicate that the ledger is separated from the concrete with a moisture barrier and it is not indicated as pressure treated. Review and revise as required. g. Section has a note indicating two pre engineered trusses each side of concrete wall however this is not what is shown on this section or on the truss drawings. Revise note as required. h. Section has notes that reference Florida Residential Code Section R317.2 and R317.2.4. These sections do no apply to this permit since it does not meet the requirements of a townhouse. Fire Wall shall comply with Florida Building Code Section 705. 2. Exterior Finish. a. Indicate how the finish over wood framed walls will be provided and installed to comply with the Florida Building Code 2005 Supplement Section "R703.11 Weather Protection". All wall surfaces that are not masonry or concrete shall be provided with weather protection per one of the approved building materials listed in Florida Building Code 2005 Supplement Table R703.11. Stucco, as indicated on the drawings, is acceptable if applied per ASTM C926 and the following criteria: i. Exterior Stucco shall be installed to prevent bonding to water resistive barrier per FRC, Section R703.2.1. ii. Exterior stucco shall be installed per ASTM C926; 3 coats with a minimum thickness of 7/8-inch per FRC, Section R703.6 & Table R703.11. iii. Installation of exterior lathing shall be installed to meet the requirements of ASTM C1063 per FRC, Section R703.6.2. b. The drawings indicate a cementituous coating. The Florida Building Code 2006 supplement section 1403.2 was modified to state "…that a weather-resistant exterior wall envelope shall not be required over concrete or non-porous masonry walls…" This means that, decorative cementituous coating CAN NOT, be used over exterior concrete or masonry walls, unless the they can be shown to be non-porous. Based on this information the drawings need to be revised to list one of the approved wall coverings per section R703.11 or testing must be provided showing that wall construction is non-porous. Stucco or Exterior Cement Portland Plaster are the acceptable terms from this code section. c. Provide detail/information for drainage system required between wood frame wall base over mass wall assembly as required per Florida Residential Code Section 1403.9. 3. Energy Calculations. a. New Energy Form 600A-04R / Computer program FLA/RES-4 version 4.5 must be used. Submit revised forms to comply with the Florida Building Code 2006 Supplement. b. Energy software updated to include jurisdiction for Palm Coast, Jurisdiction 281500. c. Section 13-607.1.ABC.1 states …. "An HVAC sizing calculation shall be performed on the building and shall be attached to the Form 600 submitted when application is made for a building permit,…in accordance with ACCA Manual J, ACCA Manual N, or the ASHRAE Cooling and Heating Load Calculation Manual." In Chapter 13 there is a Subchapter 13-3 titled Referenced Standards and Organizations; In this chapter you will find ACCA with the standard reference number "ACCA Manual J-2003 Residential Load Calculation, Eighth Edition with posed updates/errata" and it states the referenced in code section number as "607.ABC.1". This makes it clear that the eighth edition must be used. Provide a sizing calculation meeting these code requirements. d. Information on energy forms appears to be for both units. Revise to show information for 60 Emerson Drive only. 4. Gable End. a. Provide information for type/size/spacing of fasteners to be used for attaching exterior wall sheathing. b. Provide information for attaching gable end truss to concrete wall below. 5. Floor Sheathing. a. Provide information for type/size/spacing of fasteners to be used for attaching floor sheathing. 6. Interior Bearing Wall Section. a. The floor plans and truss layout do not show any interior bearing walls therefore this section shall be removed. 7. Foundation Plan. a. The foundation detail markers shown on slab plan are incorrect. Review and revise as required. b. Indicate spacing of vertical rods. 8. Sheet 7. a. Windload calculation note references the 2001 building code. Revise to show current code version. b. Windload calculation note references masonry walls. Remove note. 9. Slab. a. The drawings have various references regarding slab specification such as 2500 & 3000 psi, fibermesh & WWM, 3-1/2" & 4". Revise drawings to show consistent information. 10. Roof Sheathing. a. Drawings have various roof sheathing thicknesses specified such as 5/8" CDX, 7/16" OSB, 15/32" C-D plywood. Revise drawings to show consistent information. *Clearly indicate on drawing plans what portion of floor plan and other drawings pertain to this permit for this address.
