Note: Held By: LAPTEKAR New lot grading submitted 5/8/07..grading plan needs to have all lot drainage directed to the front swale....the forward fall should start from the top of bank of the rear ditch...the ditch is to remain natural as it is....it appears to be a ditch on the city as builts for the neighboring wetland. The original lot grading plan intent was correct...the initial problem was the two proposed grades of 26.10 at the rear corners that needed to be removed so as not to bury the ditch.

The original grading plan's intent was correct, but the proposals of grade should start from the top of bank and fall forward.to the front swale. The original grading plan needed to remove the proposed 26.10 elevations from the rear lot corners in the ditch. The ditch elevations cannot be changed.

Indicate how the finish over wood framed walls will be provided and installed to comply with the Florida Building Code 2005 Supplement Section “R703.11 Weather Protection”. All wall surfaces that are not masonry or concrete shall be provided with weather protection per one of the approved building materials listed in Florida Building Code 2005 Supplement Table R703.11. Stucco, as indicated on the drawings, is acceptable if applied per ASTM C926 and the following criteria: i. Exterior Stucco shall be installed to prevent bonding to water resistive barrier per FRC, Section R703.2.1. ii. Exterior stucco shall be installed per ASTM C926; 3 coats with a minimum thickness of 7/8-inch per FRC, Section R703.6 & Table R703.11. iii. Installation of exterior lathing shall be installed to meet the requirements of ASTM C1063 per FRC, Section R703.6.2. The drawings indicate a cementituous coating. The Florida Building Code 2006 supplement section 1403.2 was modified to state “…that a weather-resistant exterior wall envelope shall not be required over concrete or non-porous masonry walls…” This means that, decorative cementituous coating CAN NOT, be used over exterior concrete or masonry walls, unless the they can be shown to be non-porous. Based on this information the drawings need to be revised to list one of the approved wall coverings per section R703.11 or testing must be provided showing that wall construction is non-porous. Stucco or Exterior Cement Portland Plaster are the acceptable terms from this code section.
