Note: Held By: CCOTE CITY OF PALM COAST BUILDING DIVISION Comments on Permit Application No. 2007020643 (50 Plaza Drive - 106) 3/26/07 The following items must be submitted/clarified in order to complete the Building Permit plan review. 1. The bathrooms shown do not meet the accessibility requirements of the Florida Building Code Chapter. The toilet shall be 18" clear from the centerline of water closet to the finished wall surface. Revise Front elevation dimension to clearly state required clearance. 2. Door to Men's Toilet-1 shall provide 18" clearance on the pull side of the latch side of the door. Revise drawings as required. 3. Provide door hardware schedule. Provide note on door schedule stating that door hardware and closers will meet the requirements of the Florida Building Code Section 11-4.13.9 and 11-4.13.10. 4. The Typical Wall Section indicates an existing ceiling at the roof deck. This does not appear to be correct since the shell building permit had no ceiling in this space. 5. The Typical Wall Section has a reference to UL Design P522. This is for a wood truss system which this building is not. In addition it is unclear why it is noted at this location on the plan. 6. Provide completed and signed energy calculation forms. 7. The drawings for the shell permit stated a roof-top equipment load of 1,500 lbs per unit and that if any deviations occurred that the engineer should be notified. Provide actual equipment weight. 8. The original shell permit did not include all the underslab piping shown in this permit and there was no exclusion of the slab. This permit does not address how the existing slab is to be cut-out and repoured and doweled if necessary. Provide slab information or revise shell building permit to show all underslab piping. 9. The bathroom layout does not match the layout shown on the shell building permit. In addition the building drain line is shown exiting in a different location. The shell building permit drawing P-1 must be revised to reflect the change underslab plumbing as well as the change in building sewer exiting. 10. The bathroom layout shows more plumbing fixtures than the shell building permit. Provide calculations showing that the existing building drain lines can accommodate the additional drainage fixture units. 11. Identify codes that project shall comply with. State Florida Building Codes (Building, Mechanical, Plumbing) 2004 with 2005 and 2006 Supplements; and the NEC 2005. 12. The floor plan indicates 2 means of egress from tenant space. Please provide note on drawing indicating that utility room shall not be used for storage per Florida Building Code Section 1013.2. *The contractor listed for this project is different than the contractor for the shell building. Tenant build-outs cannot be issued prior to the Certificate of Occupancy being issued for the shell building unless the contractor is the same. ------------------------------------------------- Carl L.
