Need landscape and irrigation as-builts to be completed and signed and sealed by the landscape architect or irrigation professional (for irrigation plan). There were some changes noted on the irrigation: a) Irrigation controller not in the same location as the plan b) Irrigation valves not in the same location as the plan c) Flush plugs not found or in valve boxes d) Need dimensions from two fixed points for the location of valve boxes, flush plug boxes and wire splice boxes e) Rain sensor location not approved as it is under the eave and on the side of the building. Needs to be relocated so building or eave will not affect rain detection. Show as-built location for this rain sensor. f) Irrigation controller is not as specified on the plans. Change as-built to reflect this. g) Actual counts of new plants are not correct, so need to modify as-built to reflect correct number. 2. Irrigation controller is not plugged in as outlet does not appear to be finished. Also the required Solar Sync option was not installed on the controller to make it a smart controller. 3. Need a card in the controller that states what zone operates what area of the site and has suggested run times for each zone. There are three valves in the valve box, but what it the third valve for since the irrigation plan only shows two zones? 4. There is a big hole in the south landscape buffer that needs to be filled and mulched. Irrigation pipes seem to be affected as well, so check for breaks and fix if needed.

It has been noticed that some work has already been done at this site in the front of the building that affects the minimum landscape requirements that need to be addressed at this time. There was a wooden bridge over the retention area just west of the front entrance and if this bridge is not going to be replaced, a landscape and irrigation plan must be submitted that shows the required perimeter landscape plantings to fill in where there is no longer a bridge or previously existing plants. Requirements for the buffer along Florida Park Drive are the following: a. Continuous buffer planting of shrubs minimum height of 24” at time of planting in 3-gallon containers, spaced no farther than 3’ on center. b. One understory tree for every 50 lineal feet of building length along Florida Park Drive (there were some previously planted ligustrum trees that were pruned back to shrubs that either need to be replaced or allowed to grow taller. c. The existing irrigation system needs to be checked to make sure it will adequately cover all the new and existing plantings. If not, you need to submit a revised irrigation plan. d. A landscape and irrigation plan must be submitted signed and sealed by a registered landscape architect. e. There are other requirements, such a shade trees every 25 lineal feet and accent plants, but since this site is an existing non-conforming condition, if nothing else is being changed but the bridge removal, the City will not require the items in section e.
