In addition, the approved subdivision construction plans did not consider the filling of the waterway, extension of seawall, and reducing of Tract B sq. ft. and expansion of the lot’s sq. ft. The following steps will be required. Prior to approval of the proposed seawall, a nonstatutory lot reconfiguration will be required through separate application to align the metes and bounds of the property with the proposed seawall location. This will require a dual application from the Home Owners Association (HOA) and property owner of 18 Waterfront Cove; the package will require a corporate identity from each party and authorization affidavit from the HOA for the property owner to act on the behalf of the HOA. Survey of existing property, sketch of proposed acquisition area, and draft deed will be required to show the transfer of land. The St. Johns River Water Management District approved the plans through permit 103203-2. Has application been made for a permit modification that reflects that the impacts on tidal waters, mangroves, existing weir structure, and grading matters have been addressed?
