Provide reference to the 2020 Florida Plumbing Code, 2020 Florida Mechanical Code and 2020 Florida Existing Building Code. You reference a Level II alteration but do not cite the code this reference is based on. 2. Change 2014 National Electrical Code Reference to 2017 National Electrical Code. 3. Revise Building Code Notes to reflect tenant space is a Group B Occupancy not a Group A. Tenant space has an occupant load of less than 50 therefore it is a Group B Occupancy. See FBC Section 303.1.1. 4. You may want to consider removing the seating area information as a seating plan is not required for a Group B occupancy. You may also wish to revise the total occupant load based on FBC Section 1004 and Table 1004.1 using a Group B-Business use which uses a gross floor area factor of 150. My calculations indicates the tenant space (65 ft X 23 ft) is 1,495 square feet overall. 1,495 / 150 = 9.96 (rounded to 10) occupants. 10 occupants means only one accessible unisex bathroom is required per Section 2902.2 Exception No. 4. This section states small business occupancies with an occupant load of less than 25 means you do not have to provide separate facilities. If you go this direction, please revise floor plan and plumbing riser diagram accordingly. 5. Provide bathroom finish floor and wall finish schedule per FBC Section 1210.21 and 1210.2.2.
