If the applicant would like further detail or discussion, then we would gladly speak with them. These are general comments in no order. 2) Energy calcs. Duct R factor a. R factor of 8 is more common in an unconditioned attic. We would check to see if all ducting is in an unconditioned attic. Otherwise, we would question why not R6. b. 130 sf of duct seems to be a high number for an 800-sf conditioned area. We would likely investigate that number also. c. It appears the loading for the ducting is possible artificially inflated to meet energy code. d. Plans refer to duct within a floor ceiling assembly. 3) All documents a. Reference current code. The energy form is now R405-2020. b. Fire engineering letter references the old code. 4) Check dryer duct lengths. Max 30’ with the 90-degree bend 5) Ahu Access check. 6) Is there a need for the transfer grille for mechanical in lieu of the return duct system? Also note in the energy calculations, the calcs list ducting, so this would all be supply ducting then correct? 7) NFPR no longer recommends door undercuts. We would ask for a code reference for using a door undercut. 8) We would review the seer ratings for the mini-splits and their limitations. 9) The floor level plans should be oriented more to egress, fire, and life safety considerations. We would access that each level has a floor plan showing life safety, exits, exit access, exit refuge, and fire wall assembly ratings. a. We request that the front portion of the plan set focus on egress and fire safety. b. Each unit should have its own life safety plan. c. Emergency lighting should be called out more predominantly in the plans. A more detailed life safety plan could further detail this information. 10) How are the units ada accessible? 11) Some uploads are incomplete. 12) In the water heater riser diagram, the water heaters appear to be missing the shutoff valve on the cold-water line. We would ask why the water heaters on the 2nd and 3rd floors do not show a pan. 13) On sanitary riser diagrams, water closets would have 3” lines. So, we would question the diameter of most lines shown on the sanitary riser diagram. 14) We would request additional elevation views and details of the stairways to evaluate their fire ratings for how they are used on the life safety plan. 15) The project would still need to provide product approvals for exterior openings. Interior openings will be evaluated whether based on their purpose. 16) Additional details are needed outside in assembly areas for fire protection and emergency lighting. 17) Some plans appear to be in duplicate. 18) To confirm, there are no rooms used for assembly or pedestrian refuge in the residential buildings. 19) We would view the Site Plan for ADA accessibility to all common areas from the ROW for accessible paths. 20) We would review site drainage especially adjacent to the building foundation. We would request soils report. 21) We would review load calculations.
