Because the building contains a Group R-3 fire area an occupancy separation is required per Section 508.4, Section 508.4.1 and Table 508.4. Note this section and table requires a one-hour fire-resistive rated occupancy separation between Group B and Group R occupancies. Plan Sheet A-2 1. Identify all rooms by name / use, halls, open spaces on first and second floor plans per Section 107.2. 2. Identify all window and door width, heights, door swing, etc. on floor plans per Section 107.2. 3. Provide dimensions for all rooms, halls, open spaces etc. on floor plans per Section 107.2 and 1208. 4. Identify stair width and handrail projection width into stair width. Provide landing width and length dimensions at top, middle and bottom landings per Section 1011. This can be shown in the stair section view noted above. 5. Provide location of smoke detectors, interconnecting and power source details per Section 907.2.11.2 through 907.2.11.6. 6. Indicate location of all interior load bearing walls. Provide foundation plan from existing building that will confirm location of footings under each bearing wall. 7. Provide interior vapor retarder details per Section 1405.3. 8. Provide complete guard construction, fastening and anchoring details including posts, balusters, etc. based on imposed loads per Section 1607.1 and Table 1607.1. 9. Provide landing on exterior side of exterior door near kitchen or provide code section or exception that allows an exterior door from an R-3 occupancy to open into thin air per Section 1010.1.5 and 1010.1.6. 10. Provide dimension of cantilevered balcony from exterior face of exterior wall to inside face of closest obstruction – likely the guard posts and / or balusters of 36 inches minimum. This balcony is functioning as an exterior landing and must be 36 inches in the direction of egress travel. Also note dimension landing will be below the top of the door threshold per Section 1010.1.5 and 1010.1.6. 11. Provide shower wall finishes, backing board details based on shower and wall finish type, etc. per Sections 1210.2.3, 2509.2, Table 2509.2. 12. Provide window and door schedule. Indicate windows and doors that must have safety glazing per Section 2406. Example: window adjacent to stair landing at bottom of stairs must be safetey glazing per Section 2406.4.7. Indicate windows that must conform to emergency escape and rescue opening requirements of Section 1030. Provide notes as necessary. Plan Sheets A-1, A-2, A-3, A-4 and others as necessary 1. Based on the mixed occupancy code analysis requested on Plan Sheet A-1, provide complete occupancy separation details between the first floor Group B occupancy and the second floor Group R-3 occupancy. Design shall be per Section 703.3. Include required horizontal design details per Section 711 and vertical fire-resistive ratings per Section 707, fire-resistive construction details based on Chapter 7, Sections 721 or 722 or referenced standards including ASTM E119 or UL 263. If using proprietary ASTM or UL designs provide complete file construction details directly on plans. Ensure a complete separation has been provided to separate 2nd floor from first floor including walls enclosing stairs, required fire rating of doors accessing second floor, and required door closures. Provide required fire-resistive ratings and construction details for first floor supporting construction per Section 707.5. Provide membrane and through penetration firestop system details per Section 714. Plan Sheet A-4 1. Provide fastening details, length of framing members, blocking details in line with bearing locations and end of joist locations and additional structural construction details regarding floor system including cantilever section for exterior balcony based on balcony design loads of 60 psf minimum per Section 1607.1 and Table 1607.1. 2. Provide wall flashing details for dissimilar exterior cladding components, window and door rough openings per Section 1403.2, 1404.5, 1405.10.1.2. 3. Provide vapor retarder information in wall sections type and information per Section 1405.3. 4. Specify stucco manufacturer for stucco system to be used and ASTM standard. Provide water resistive barrier detail, number of coats, weep screed details, flashing details, number of stucco coats per Sections 1404.2, 1405.15, 2507.2, Table 2507.2, 2510.6 and Section 2512. If manufacturer’s requirements for water resistive barrier exceed code, please specify manufacturer’s requirements. 5. Provide gutter details, capacity, downspouts, fastening and other information etc. for walls without eave extensions per Sections 1503.7, 1514.4.1, 1514.4.3. 6. Provide flashing specifications for connection of slopped roof to parapet wall per Section 1503.2. 5. Provide details for anchoring tie roads into existing and new foundations. Plans only call for rod embedment length. Plan Sheet A-5 1. Provide bearing column details for TG01 to foundation below per Chapter 16. Confirm by written certification statement the existing foundation is capable of supporting additional loads from second floor- floor and roof loads and concentrated loads. 2. Provide roof underlayment details in accordance with Section 1507.1.1.1 and Table 1507.1.1.1. These sections have been extensively revised and details shown on Plan Sheets A-4 and A-5 contradict each other and do not conform to these code provisions. 3. Provide attic ventilation calculations per Section 1203.2. Plan Sheet A-6 1. Remove unused, incompatible details that do not correlate with proposed construction. 2. Provide ranchoring and restraint details per Section 2303.4.1.2 and 2303.4.4.
