Copy of Site Plan is acceptable – does not need to be original and / or include engineer’s original signature and seal or digital seal. 2. Plan Sheet C20 from the development plans can be submitted for this retaining wall permit, but the plan will need to include engineers original signature and seal or digital seal – no photo copies. A separate plan can also be submitted that includes engineer’s original signature and seal or digital seal. 3. Whether using the existing plan sheet C20 or providing a new plan, the following are my review comments which will need to be addressed by the engineer of record. All comments below are from the 2020 Florida Building Code-Building. 4. Retaining wall plans shall reference the wall was designed in accordance with the 2020 Florida Building Code - Building 5. Provide lateral soil design loads per Section 1610 and Table 1610.1. If a geotechnical investigation has been performed for the design of the retaining wall, then reference the geotechnical investigation report number (if referencing the geotechnical investigation report submitted with the development application no need to submit a copy of the report – just the reference to the report number is acceptable). Wall design however shall include design loads per Section 1803 and the geotechnical investigation. 6. Provide soil bearing values per the geotechnical investigation on plans. 7. Provide note on plans indicating retaining wall has been designed to resist the effect of water uplift per Section 1807.2.1 – it is recommended a drainage system be provided near the base of the wall. 8. Provide design lateral pressure from surcharge loads (parking lot and vehicles) has been added to the lateral earth pressure load per Section 1610 and 1807.2.2 9. Indicate whether retaining wall is designed for active or at-rest pressure per Section 1610. 10. Provide indication retaining wall has been designed in accordance with Sections 1605.1.1 and 1807.2.3 and the safety factors listed therein. Plans must show actual safety factors, not just a compliance note. 11. Provide detail for connection of future guard. 12. Provide note on plans guard is a requested deferred submittal. 13. Change name from handrail to guard – this component is a guard not a handrail. 14. Provide guard height is at least 42 inches above adjacent walking surface per Section 1015.3. 15. Provide guard opening limitations per Section 1015.4 and Exception No. 1 16. Provide guard design loads per Section 1607.8.1, 1607.8.1.1 and 1607.8.1.2. 17. Provide note on plans the contractor shall submit a copy of the soils compaction report documenting soils compaction has been completed and achieved required minimum compaction in accordance with the note on the plan to the Palm Coast Building Department 18. Clarify shaded area on second course of block from top of wall. Are two horizontal bond beams being proposed? 19. Detail indicates 10 course of block on top of footing and 9 courses above lowest grade. That calculates to almost 80 inches of block. Wall height detail indicates wall is 4.25 feet in height. Please reconcile. If wall exceeds 5 feet, add note for grout clean-outs.
