Slab trench for electric feed to Kitchen Island needs to be repaired with cement to bring it to slab finished height. 4). SGDs and Master Bedroom exterior door are missing the Florida Product Approved stickers as required for inspection. 5). Lineset is not installed through the sleeve and the sleeve sealed. (This will be hidden after drywall). 6). Need a dumpster on site. 7). Please move the portable toilet out of the swale area and onto site area to allow water to flow freely through the swale. This will need to be complete before any further inspections will be approved. (This is also part of the Storm Water - Illicit Discharge Prevention Regulations.) | |||

| Note: Held By: PATRICK BUCKLEY - (386)986-3786 - PBUCKLEY@PALMCOASTGOV.COM COMMENTS BELOW PER THE 2023 FLORIDA BUILDING CODE-RESIDENTIAL. 1. REPEAT COMMENT. A DESCRIPTION OF THE FUNCTION AND INTENT OF THE PARAPET WALL AND LOW SLOPE ROOF HAS BEEN PROVIDED AND IS HELPFUL, BUT BY ITSELF, IT DOES NOT ADDRESS THIS COMMENT OR COMMENT NO. 2 AND NO.4 BELOW. SEE ADDED NOTES UNDER EACH OF THOSE COMMENTS. The Roof Plan Sheets 1A/6, 1/6 and truss layout plan does not match the as-built conditions of the roof. Plan does not depict change from high slope roofs to low slope roofs in close proximity to parapet wall. Plans do not show complete construction details how low slope roof sections were constructed. These plan sheets must be revised to show actual design / as-built conditions. 2. REPEAT COMMENT. DETAIL 1/F STILL DOES NOT SHOW COMPLETE CONSTRUCTION DETAILS OF PARAPET WALL, TRUSS AND / OR OVER-FRAMING DETAILS FOR THE LOW-SLOPE PORTIONS OF THE ROOF ADJACENT TO THE PARAPET WALL. YOU MUST SHOW ROOF TO WALL FLASHING DETAIL, PARAPET WALL COPING CAP AND COUNTER-FLASHING DETAIL USING NON-COMBUSTIBLE CAP AND COUNTER FLASHING MATERIALS ALONG WITH FASTENING SCHEDULE. YOU MUST SHOW ROOF TRUSS BEARING DETAIL ON CMU WALL IN RELATION TO THE PARAPET WALL. Plan Sheet 1/6 (Detail I/F) does not show complete construction details of parapet wall or truss or over-framing details for the low-slope portions of the roof adjacent to parapet wall. Show roof to wall flashing detail. Show parapet wall coping cap and counter-flashing detail including noncombustible cap and counter flashing materials and fastening schedule. Show roof truss bearing detail on CMU wall in relation to parapet wall. Truss layout plan calls out trusses to be held back 4 inches from outside face of block wall – show this in Detail 1/F. 3. THIS COMMENT APPEARS TO BE ADDRESSED BY WAY OF THE COMMENTARY PROVIDED ON PLAN SHEET 1A/6. Pictures and video of roof clearly indicate inside corners created by parapet walls with roof slopes in two directions converging in corners. How is stormwater going to transition directions and cross over roof hips and remain below bottom of stucco? Water will stack up in these corners until the water can change direction and continue flowing to the ends of the parapet wall. Roof coverings used on roof hips aren’t designed for slow roof drainage and ponding water. Your engineer will need to evaluate these conditions and provide design solutions to get water off the roof. 4. REPEAT COMMENT. LOW SLOPE ROOF CONSTRUCTION OVER-FRAMING DETAILS NOT PROVIDED IN PLAN VIEW. NO DETAILS PROVIDED FOR FRAMING MEMBERS, ON-CENTER SPACING, LUMBER SIZES, GRADES AND SPECIES OR SPANS. NO FASTENING DETAILS FOR OVER-FRAMING TO TRUSS AND PARAPET WALLS PROVIDED. NO DETAIL PROVIDED FOR FLASHING BETWEEN ASPHALT SHINGLE PORTION OF ROOF AND LOW SLOPE ROOF COVERING. NO DETAILS FOR ROOF COVERING OR UNDERLAYMENT. Truss profile drawings do not show any low slope truss sections for low slope roof section. How were the low slope sections constructed? Provide framing / over-framing details. Provide details in plan view and section views for a complete design. Show framing members, on-center spacing, lumber sizes, grades and species. Fastening details for over-framing to truss connections. Show roof slopes for low slope roof sections towards parapet wall and parallel to parapet wall. Slopes appear to change in different parts of the roof based on our site inspections. Show as-built slopes for each section. Show roof decking. Show transition flashing used between higher sloped roof sections and low slope roof sections Show flashing and sealant details at connection with parapet wall. Specify underlayment type. Specify roof covering type. These are very low slope roofs and you will need to specify roof covering types approved for less than 1/4 inch per foot slopes. 5. REPEAT COMMENT. GUTTERS AND DOWNSPOUTS STILL NOT SIZED AS REQUESTED. DUE TO THE PRESENCE OF THE PARAPET WALL, ROOF RUN-OFF IS CONCENTRATED AND DISCHARGED AT A NARROW POINT OFF EACH END OF THE ROOF AS OPPOSED TO SHEET FLOWING OFF THE ROOF INTO AN OPEN GUTTER. THIS CONCENTRATED FLOW WILL OVERFLOW THE GUTTER AND DOWNSPOUT AND THEY NEED TO BE ENLARGED TO CAPTURE AND CONTROL THE CONCENTRATED FLOW. Gutters and downspouts are not sized to accept concentrated roof run-off at ends of parapet walls. Gutters and downspouts will need to be increased in sizes to accommodate concentrated water flows. Engineer to provide design. 6. REPEAT COMMENT. THE ROOFING WORKSHEET UPLOADED TO THE PERMIT INCLUDES A FLORIDA PRODUCT APPROVAL NUMBER FOR THE ASPHALT SHINGLES BUT NO APPROVAL NUMBER OR MANUFACTURER FOR THE ROOFING INSTALLED ON THE LOW SLOPE PORTIONS OF THE ROOF. Upload City of Palm Coast Roofing Worksheet. Provide Florida Product Approval Numbers or Miami-Dade County NOA numbers for all roofing material types and all roofing underlayment material types. A roofing worksheet was not provided when the permit was applied for. We have no record of roofing materials used. We need approval numbers for all roofing types.
