Florida Administrative Code 61G1-16.004 (2). All architectural plan sheets. 9. Please explain the number provided in Gross Occupancy Load. This differs from the occupant load on Plan Sheet A1.0. This number needs to be based on the proposed work - existing plus addition, plus seating / dining room expansion. Needs to also include the Grand Haven room occupant load. 10. Revise travel distance to show overall distance from the most remote part of the floor which, due to the configuration of the bar is likely at a point behind the bar area. 11. This is a Level 2 Alteration according to the FBC-Existing Building. Provide analysis of additional required alterations per Chapter 8 as a result of this Level 2 alteration. By way of example a Level 2 alteration requires Means of Egress lighting to comply with Section 805 and the Florida Building Code. Per Section 805.7 that means of egress lighting throughout the interior and the exterior side of egress doors. Does this building have exterior means of egress lighting? If not, add exterior means of egress lighting to plans. By way of another example, per Section 806 Accessibility, does the building comply with the 2023 Florida Building Code-Accessibility Section 202? Are all primary function areas of this tenant space compliant with Section 202.4? Have existing fixtures and components been accounted for (e.g. exterior doors - kick plates, handles, opening force, etc) and been included? Accessible parking? Required accessible upgrades are to be equal to 20% of the total project cost. See Section 202.4, Advisory 202.4 and Section 202.4.1. An exception is if the entire building, interior and exterior is 100% compliant with the 2023 Florida Building Code-Accessibility. Please provide documentation on plans. If accessible upgrades are required as a result of this Level 2 alteration describe what existing rooms, spaces, elements, fixtures and features are being upgraded. This is one building that you have indicated will have a total square footage of 9,169 square feet including the new addition of 515 square feet. You have also classified the entire building as an A-2 occupancy. As a single building you will need to provide the occupant load for the entire building including the new addition. 10. This building must comply with the Florida Building Code-Existing Building Chapter 8 - Level 2 Alterations and Chapter 11 - Additions. See Chapter 8 Section 804 - Fire Protection. You are going to need to provide an analysis to determine whether this Level 2 alteration does or does not require the building to be retrofitted with an automatic fire sprinkler system. See Chapter 11 Sections 1101.2 and 1102.3. An addition cannot create or extend any non-conformity relating to fire safety. Existing fire areas increased by the addition require the building to comply with Chapter 9 of the Florida Building Code-Building. See Florida Building Code-Building Section 903.2.1.2 No.1 and 2 and Exception to No. 2. This section requires an A-2 occupancy building to be provided with an automatic fire sprinkler system throughout when one of the following conditions exist. 1.) the fire area exceeds, 5,000 square feet; 2) the fire area has an occupant load of 100 or more. Exception for restaurants, cafeterias and similar dining facilities including the associated commercial kitchen if the fire area has an occupant load of 200 or more. This building exceeds 5,000 square feet and is classified as an A-2 occupancy. The proposed addition triggers an automatic fire-sprinkler system throughout. If the occupant load of the of the restaurant area exceeds 200 persons, then it too will trigger an automatic fire sprinkler system throughout. Occupant load is shown at under 200 but we need to know if there are any other seating areas or restaurant areas outside the scope of renovations that need to be included. For example, if the area known as the Grand Haven Room is used for events and / or regular seating for the restaurant then the occupant load of that room will need to be included as it is within the same fire area. Plan Sheet A1.1 1. Show slope of exterior landing not to exceed 2% at double door serving new dining room expansion. Required landing must be as wide as the double door opening onto it and 44 inches in the direction of travel. If additional slope is needed to reach the pool deck, it will have to be constructed beyond the required landing. Add notes as necessary to make this distinction. 2. Identify location and width of accessible bar countertop. 5. Plan Sheet A1.0 identifies the exit from the kitchen to the covered exterior storage area as a required exit. Required exits must be accessible. Provide required maneuverability clearance beyond the latch side of both the exit door and gate. Show on both the push and pull sides. Provide width of sidewalk and landing at gate taking into account the required clearance beyond the latch side of gate. The minimum egress width for this exit is likely 36 inches. Cooler / freezer doors in fully opened position cannot reduce required egress width by more than 7 inches and in any position cannot reduce required width by more than one-half. Provide accessible door threshold, accessible change in elevation and accessible hardware / operable part and mounting height / reach ranges details for door and gate. Plan Sheet A3.2 1.
