Fire access lanes around Building 10 are to be a minimum of 24 feet wide. This Site Plan indicates 23 ft 10-1/2 inches wide. The Site Plan approved with the Development Application is controlling. Revise this Architectural Site Plan to match the approved Site Plan. 2. Show clear fire access road widths between all buildings, open parking and covered parking structures. 3. Add note to General notes indicating Security Lift Gate to be under separate permit. Advisory Note: You do not need to include this Architectural Site Plan with the Building Permits. By default, the City will refer to and use the Site Plan approved with the Development Application as controlling for all site inspections (site inspections being those that are performed outside the walls / beyond the roof line of all buildings (e.g. accessible parking spaces). Plan Sheet A0.40 1. In the Construction area of the Table, show the actual building height of building 10 next to the allowable building height. Show the actual number of stories of building 10 next to the allowable number of stories. Show the actual floor area of building 10 (66,047 sq. ft.) next to the allowable floor area. Change allowable area per floor to 70,000 square feet. Building 10 is a one-story building - not a two-story building as shown. If you do not make this change, the proposed square footage (66,047 sq. ft.) exceeds the allowable per floor floor area of 52,000 square feet for a sprinklered multi-story building. Note: You will need to do this same exercise for Buildings 1 through 9 to properly document allowable height, stories and area versus actual height, stories, and area. 2. In the Construction area of the Table, remove the note “Fire separation distance measured from the building face to the closest interior lot line”. There are no interior lot lines in this project. This note does not apply. In this case Fire Separation Distance is to an imaginary line between buildings. 3. In the Construction area of the Table, revise the note: “Fire resistance rating requirements for exterior walls based on fire separation distance per FBC Table 602”. Table 602 no longer exists. The correct reference is to Section 705.5 and Table 705.5. 4. In the Plumbing Fixtures section of Table, in order for required plumbing fixtures to be in one building and serving occupants of all other buildings including covered RV storage buildings, the fixtures must be located on an accessible route and within 500 feet of the remotest, occupied part of any other building on the lot. FBCP Section 2903.2.2, FBCA Chapter 6 and must be open to the public all times ANY of the buildings are occupied. Provide the following: 1.) An exhibit showing the travel distance from the furthest occupied space of any building to be not more than 500 feet an on an accessible route (the route must conform entirely to Chapter 4 of the FBCA) from all plumbing facilities in Building 10; 2.) provide a written statement indicating the bathrooms will be available to the public 24 hours a day, 365 days a year if the facility is open to the public during this time frame. If there are specific days of the week, specific hours in a day and / or holiday closures, then cite those and indicate all plumbing facilities in Building 10 are available during all hours the buildings and site are open to the public. Note: if the only means of connecting buildings on the site to each other is by means of a vehicular way only, then the route between buildings does not need to be an accessible route. Only the accessible route between accessible parking at Building 10 and the accessible plumbing facilities needs to be included / mentioned. FBCP Section 2903.2.2. 5. Wall legend indicates Wall A-3 to be an interior 3-hour fire-resistive rated fire partition wall. I do not see on Plan Sheet A1.03 or A1.04 where Wall A-3 exists. Fire partitions have limited uses listed in Section 708. Provide locations of Wall A-3 and add additional notations as to the Fire Partition’s intended use per Section 708.
