However, please ensure that the foundation matches the proposed FFE or at most a 0.1' tolerance. 1- The elevations along the front property line should match the Edge of Pavement (EOP) or, in some cases, it may match the Road Center Line (RCL), but not exceed it. Please revise the points exceeding that (18.6'). 2-It appears that one existing elevation on Lot 1 is missing (next to 18.4 on the property line and in the area between 18.4 and 18.7 on Lot 1). Also one existing elevation on Lot 3 is missing (next to 20.4 on the property line and in the area between 20.6 and 20.6 on Lot 1). 3-Proposed slopes should not exceed 4:1. Your elevations on the side adjacent to Lot 3 between the proposed swale elevations (18.7 to 19) and the proposed property line elevations (20.5 to 20.4 in the picture) appear to exceed this limit. Additionally, the grade adjacent to the home may have a minimum drop of 6" for wood structures. Therefore, the grade may be increased from 19.5 to 19.7 and the swale elevations adjacent to Lot 3 in the steep locations may also be increased by 0.2 to provide a smoother slope. 4- Also, it appears that you are proposing a common swale adjacent to Lot 1 and something similar to a "W" swale adjacent to Lot 3. Could you please clarify or provide a swale profile? 5- Property line elevations of adjacent improved lots are within 0.1’ of the existing elevation. Please revise proposed elevations18.7 and 17.5 adjacent to Lot1. | |||
