PLAN RE-SUBMITTAL SHALL BE ACCOMPANIED BY A RESPONSE LETTER SIGNED AND SEALED BY THE APPROPRIATE DESIGN PROFESSIONAL(S). ALL PLAN REVISIONS SHALL BE CLOUDED APPROPRIATELY. General 1. Provide International Code Council (ICC) Evaluation Services Report (ESR) for engineered I-joists and rim-joist. All Architectural Plan Sheets 1. Provide architectural business firm qualifier number in title block. FS 481.221, FAC 61G1-16.004 Cover Sheet 1. Several plan sheets are not identified in the plan sheet index. Some appear to be mis-identified. For example Plan Sheet A-4 is identified as “Corridor Layout Building End Elevation” but most details relate to stair sections in plan view and cross section. There is a Building Elevation End View on A-4. Please at least identify the remaining plan sheets and clarify where needed. 2. Revise Third Party Special Inspector Note (fire penetrations) indicating the following: 1.) The inspector hired to perform quality assurance will be a Florida licensed Standard Building Inspector; 2.) A copy of the Inspectors license will be submitted to the Palm Coast Building Department prior to beginning inspection work, 3.) All through and membrane penetration fire-stop systems shall be submitted to the design professional in responsible charge for review and approval and shall be marked / stamped “approved” and when approved, copies submitted to the Palm Coast Building Department for review and approval. 4.) All through and membrane penetration fire-stop systems shall not be installed until approved by the Palm Coast Building Department. 3. Provide list of deferred submittals including guards, pre-manufactured stairs, roof trusses, attic scuttles, guards, stairs and other items not specifically mentioned herein. FBC 107. 3.4.1. Add notes indicating the following: 1.) All deferred submittals shall be designed, signed and sealed by a Florida licensed professional engineer 2.) All deferred submittals shall be submitted to the design professional in responsible charge for review and approval and shall be marked / stamped “approved” and when approved, copies submitted to the Palm Coast Building Department for review and approval. 3.) All deferred submittal items shall not be installed until approved by the Palm Coast Building Department. 4. Provide complete plan sheet index for all structural, plumbing and mechanical disciplines. How is the AHJ to know if it has received all plan sheets prepared by the various design professionals? As an alternative, each design professional may provide their own plan sheet index for their part of the design. AHJ. Plan Sheet LS1 1. Revise Occupant Load based on gross floor area of R-2 occupancy. See definition of “Gross Floor Area”, FBCB 202. Reference FBCB applicable sections and in particular FBCB 1004.1, Table 1004.5. Check remainder of means of egress details for compliance with the FBCB based on the increase in occupant load. 2. Provide total building design occupant load (total of all occupants). FBCB 1004.1 3. Provide cumulative occupant load at each means of egress convergence. FBCB 1004.2.3, 1005.6. 4. Change Building Height Section of table to Building Number of Stories. FBCB 504.4. 5. Revise Occupant Protection section to confirm dwelling unit separation walls are designed as smoke partitions in accordance with FBCB 708. FBCB 420.2 Plan Sheet A-4 1. Stair sections shall show required tread nosing curvature detail. FBCB 1011.5.5. 2. Stair section shows tread dimension of 11 inches but is not identified by verbiage like the risers. I am having trouble reconciling the information shown on Plan Sheet DA2 and A-4. Details contain conflicting stair geometry design and information. Please reconcile or explain. 2.
