Also confirmed that the proposed common swale elevations between Lots 301 and 300 are consistent across both site plans Corrections needed: In the backyard, there must be a minimum 6-inch (0.5') grade drop within the first 10 feet from the rear of the house. However, the submitted plot plan shows only a 0.2-foot fall toward the backyard swale. Additionally, the right side of the backyard lacks proposed elevations for the drainage swale. Note: For the common swale between Lots 300 and 301 to function properly, the FFE must be increased to accommodate the required 6-inch drop within the first 10 feet of the backyard OR depending on the type of construction, the City of Palm Coast allows a 4-inch (0.33') drop adjacent to the home for block construction.
